It’s been a busy time at Fairfield Housing Co-operative since we moved into high engagement with the Scottish Housing Regulator in December 2018. We are now working towards addressing some of the key concerns raised by the Regulator and again reassure you that our focus remains firmly on serving our tenants and the wider Fairfield community.
In April 2017 and again in April 2018, the Co-operative increased rents by 2.9%. This year the Committee is proposing a 2.8% increase. This is the Management Committee’s preferred option to allow us to continue delivering good services and investing in our houses while keeping rents affordable. Fairfield has some of the lowest rents in Perth & Kinross when compared with other housing associations in the area, and lower than the Scottish the national average.
Our plans for 2019/20
Over the next year we will be revising our 30 year financial plans to make sure we have taken all expected costs into account in order to remain financially strong. We also plan to carry out a full tenant satisfaction survey in the coming year and this will help us respond to tenants’ priorities and concerns in future budget planning.
Our draft budget for these plans proposes a 2.8% increase in rent charges.
This would allow us to deliver the following planned replacements in 2019/20:
|Year 2019/20||Number of Homes||Cost|
More details and surveys of the homes benefiting from these works will take place from April and we will contact affected tenants with more information as the plans progress.
What would it mean for me?
The table below sets out the average weekly increases for each property size:
|Property Size||Current Average Weekly Rent & Service Charge||2.8% Increase|
Have your say
We welcome your thoughts on the proposed increase.
Please provide your response by 4pm on Tuesday 12th February 2019. If you provide your name and address on the feedback form, we will include you in the prize draw for one of two £25 gift vouchers, which will be carried out shortly after 12th February.
Your views will be reported to the Management Committee on 26th February 2019, when they will make the final decision on the rent increase that will be applied.
