2020/21 Rent Consultation

HAVE YOUR SAY ON YOUR RENT IN 2020

We are keen to get your views on the proposed annual rent increase from 1st April 2020.  We want to keep rents affordable for you and continue to deliver excellent services and improvements to your homes and community.

This letter tells you about the options for the annual rent increase and a questionnaire to complete to share your views.

The Co-operative’s Management Committee will consider your views alongside other factors before making a final decision at their meeting in February 2020.

THIS YEAR WE ARE CONSIDERING AN INCREASE OF EITHER 2%, 2.5% OR 3%

The annual rent increase must cover our costs to continue to provide the full range of service to effectively manage, maintain and make substantial investment to tenants’ homes

The lowest rent increase we can apply which will allow us to meet the requirements of our business plan is 2%, however we want to consult you on options to do more than the business plan and consider increases of 2.5% or 3%. Each additional 0.5% gives an additional weekly increase of between 35p and 41p.

Below is the impact of each of the three increases to average rents.  Tenants will be sent a letter with their actual increase that is approved by the 1st March.

Some tenants also pay charges for services particular to their property e.g. communal lighting, close cleaning, landscaping etc.  These charges are set and will be increased in line with the actual costs.

THE CO-OPERATIVES PROPOSALS

In 2019 we began our five year investment programme with the tender for the first phase of window and door replacement at Leslie Court been accepted, work will begin over the next few weeks. The full 5 year programme will be issued to all tenants before end of March 2020.

We also tendered our gas repairs and service contract, insurance services and heat detector replacement as well as projected spend of £131,215 on day to day repairs.

OPTION 1 INCREASE RENT BY 2%

This option will allow us to continue the property investment for 2020; this will include the next phase of the window and door replacement contract.  It will also allow us to employ our own Maintenance Officer; we have been buying this service from another housing provider and another housing officer to deliver excellent services.

OPTION 2 INCREASE RENT BY 2.5%

We will be able to do everything in option 1, but the extra 0.5% increase will bring in an additional £10,000 income per year. This income would be used directly for added value service provision examples are: money and fuel advice, a modern apprentice working in the estates, as part of this consultation we would like your views on how to spend that additional income if approved.

OPTION 3 INCREASE RENT BY 3%

We will be able to do everything in option 1, but the extra 1% increase will bring in an additional £20,000 income per year.  This income would also be used directly for added value service provisions examples are: care leavers’ project, tenancy support project, money and fuel advice project, additional funds for tenant participation.
